Mr. Know-It-All Client

I recently did a consultation on a house for sale.  I met the seller, explained prepping your house for sale and wrote a 6 page in depth report of recommendations.
The realtor that hired me was shocked when she went to take 'after' pictures for MLS.  The seller had not followed ANY of my nuggets of knowledge.  Check this out:

In the Master Bathroom, I suggested new towels, removing personal items in the shower, and scrubbing the mold and mildew (see it on the back shower wall?).

Cluttered family room!  Among the many things I recommended: paint the accent wall, remove the wine bottles, etc from the mantle, take out that groovy, dirty area  rug.
This is the dining room.  How would you know? Nope-not interested in staging.

Rifle in the Master always makes buyers feel safe and comfortable.

  2. Yes, Patty the realtor paid my consultation fee. I take it personally when I put so much time and effort into my reports and the it is disregarded. THIS WAS A FIRST--people at least heed my advice to clean!

  3. Don't fret too much. I don't think these people are worth the stress!
    I can't imagine not even cleaning! What does the Realtor think? How is she going to handle the showings. I would not want to show a dirty home to any buyer. Doesn't say much for the Realtor as well.

    1. The realtor is very thorough and conscious. I'm sure she supported what I said. The house did get an offer--very, very, very low ball. Buyers take off a lot of money for deferred maintenance.

    1. The mold is nasty. And, you should see the rusty shower caddy. Sellers need to get it bathrooms are personal space and nobody wants to buy your gunk--even they can clean it when they move in.
