What IS the Best Day to Put Your House on the Market?

Have you considered that there is a 'best' day to put your house in MLS?  Most sellers are antsy and anxious to get their house listed "immediately!"  Nay, Nay sellers.  There IS a best day for listing.

WHEN?
My agents prefer to add the listing to MLS on Thursday.


Typically, I stage houses on Thursday.  The MLS pictures are taken that same day. (Before one single pillow is squished, vase moved a smidgen, or bed wallowed on or slept in.)  Then the agent uploads the info into MLS. Voila! A new listing.


WHY?
The rationale being that home buyers and buyer's agents plan their weekends on Thursday evening and Friday.  The 'fresh meat' or newest listings are the first to get appointments booked.  Even in a buyer's market, if you find your dream house, you want first dibs.

  2. I never thought about it! We bought our house without ever looking at it. They called, said they heard we were interested we said we'll take it...the rest is history and a very thin pocketbook...but lots and lots of happiness!

  3. Good to know. I am not planning on selling anytime soon though. We had to see every house we looked at on Saturday or Sunday because we had to travel to look at them.

    1. Most folks still work a regular M-F job--so weekends are best for showings.

  5. What about the best month? I sold my house in November and I'm still searching for a new one...there are so few listings here in L.A. I'm hoping spring will bring more listings. Slim pickings right now.

    1. In my area, April and May are busy. People are looking for new beginnings in the spring. People being transferred at looking before schools let out. Curb appeal is enhanced in the spring so the pictures look better in MLS. Thanks for your question.
